Seasonal plumbing for lake houses and cabins

Everything here is for a house that sits empty part of the year.

  • A rusty brass outdoor tap with a cross handle on a pipe against a white wall

    Spring opening

Water on slowly, every fixture run, the water heater refilled, outdoor taps and the dock line opened.

    See the calendar
  • White-painted pipes, valves and a trap mounted on a pale wall

    Fall closing

Lines drained and blown out, antifreeze in the traps, the heater, pump and tank drained, the shutoff tagged.

  • A red shutoff valve on a white-painted pipe against a plain wall

    Lake pumps and wells

Intake lines, jet pumps, pressure tanks and filters, opened, tested and closed for the winter.

  • An old weathered outdoor tap on a pipe against a concrete wall

    Docks, showers and yards

Dock hydrants, outdoor showers and hose bibs on every visit. Irrigation can be added.

  • A hand using slip-joint pliers on a pipe fitting above a tank water heater

    Water heaters

Drain, flush and refill at opening and closing. When one fails, we replace it with a written price first.

  • Grey pipes running in parallel rows around a dark corner

    Winter checks

Do this first

If you arrive to a wet floor

Stay calm, stay dry and do these in order. Then text us.

  • 01

    Shut off the main

Our tag on the shutoff says where it is. If the floor is wet around the electrical panel, leave the house and call the power company.

  • 02

    Open one low tap

A tap in the lowest part of the house lets the lines drain.

  • 03

    Take photos

The pipe, the floor and the ceiling below. You'll want them for your insurance company, too.

  • 04

    Text us the photos

Send them to (231) 555-0100 and tell us the lake or road. We'll tell you when we can be there.

  • 05

    Leave the water off

Don't turn it back on until a plumber has looked at the line.
